Objectives

This small city lot in Chula Vista was orginally occupied by a residential home. The owner desired to change the lot into income-producing real estate by removing the home and replacing it with three to four high-end apartment units with garages, private decks and gardens.

Solutions

Architecture and structural design services were provided. The lot is longer than it is wide. This provided a wonderful solution to keep the front facade of the new building in scale with it's neighboring single-family homes on the street. Three units were placed in one building taking advantage of the depth of the lot. The front, street facing unit has the appearance of a single family home (as seen at left). Spanish style architecture was used to blend with the surrounding neighborhood and feel of Chula Vista.

A driveway runs the length of the south side of the lot proving access to one and two car garages. Each housing unit averages 1,200 sqft. with two bedrooms and two full baths. Each unit has ample storage area and a private deck. Space was allocated around the building for landscaping and garden area further adding appeal and softening to the building.
